How do I get a quote?

Once you submit the form, we’ll send a confirmation email which you must reply to. This step ensures our messages don’t go to your spam folder and opens up a communication line. Only after your reply will we send your quote.
Throughout the process, our emails will guide you step by step on what to do next.
If the quote works for you, we’ll ask for a non-refundable assessment fee (deducted from your final invoice if you proceed). Then, we’ll arrange a date/time for an in-person assessment where we will:

Within 48 hours of the assessment, you’ll receive a ‘Guaranteed Price’. If certain conditions are met, this price will not change — any unforeseen costs will be on us.

What areas do you cover?
We are a Manchester based company that offers service ‘Nationwide’. Therefore, we cover the whole of the UK. Although, certain areas can be extremely expensive to provide service i.e. Highlands of Scotland (due to travel costs and transportation of materials difficulties etc).
We are unable to provide service in Northern or Southern Ireland due to issues related to our guarantee (uncertainty with call back costs).What do you actually do?
Our system is specifically aimed at permanently removing squeaks, creaks, cracks, and growls from your floors. As well as give your property back the feel of quality! We typically address chipboard/floorboards, noggins, joist hangers, partition wall base rail fixings, other people’s/tradesman’s attempts i.e. badly installed noggins/braces etc, and anything else we see as a potential for noise both in the present or future. As you’ll no-doubt understand, we don’t give a detailed ‘step by step’ guide of the process. Our system has taken many years to develop, which isn’t something we would simply give away. Livelihoods need to be protected.
Will you remove all the noise?
We offer/guarantee to remove THE noise up to 98%. Although, we often get results exceeding this.
The 2% caveat is to allow for areas we may not be able to gain access to i.e. Beneath baths, water tanks etc.
When we say ‘noise’, we are specifically talking about chronic squeaks, creaks, metallic sounds, growls. We do not offer to remove airborne and impact noise i.e. Talking/T.V’s and foot impact. We do offer a range of sound insulation products that CAN help with these issues. There are also specific floor covering underlays available on the market that can help greatly reduce airborne and impact noise.
How much does it cost?
As a nationwide company (based in Manchester) there are many variables to consider when pricing i.e. travel, overnight stays, materials/delivery costs and size of the project etc. With that, giving a set one price fits all just doesn’t work.
To give a very broad ballpark cost, you can expect to pay in the region of £150 to £250 per square metre. This would include all materials, labour, travel costs, overnight stay costs (if required), VAT and a single assessment. We’re aware our square meterage cost is some what vague and there’s a large discrepancy but unfortunately our business model calls for that. As we are based and travel from Manchester and deal with clients all the way to the very south coast and as far as the highlands, travel can have a significant impact on costs. We’d also add that small areas/rooms always have a high proportional cost, where as the more rooms included, would typically bring the proportional (cost per square metre) down.
It’s also worth noting that we don’t carry out localised repairs. Meaning a small area/patch here and there. We ONLY apply our system to entire rooms. The reason for this is due to the high call back rate when only working on small areas i.e. Once the worst noise has been removed, other more subtle noises will typically become more obvious in the surrounding areas.
How long does it take?
Typically, an average sized room will take one to one and a half days. This can fluctuate subject to how the original chipboard/floorboards/joists were installed, the general logistics of the project, whether we have to strip back other tradesman’s work or if any areas require special attention. Certain rooms can also increase the time. For example, landings can be particularly time consuming due to the – often vast – amount of pipes and cable present.
Why can you solve this and others can’t?
Solving the ever present issues of failing chipboard/floorboards has required a lot of thought, trials, and errors. We were well placed to start with. Having an extremely strong background in wood floor installations for over 25 years, gave us unique insights through experience. Understanding the effects of temperature and humidity changes in wood type materials really gave us the deep knowledge we needed to solve this issue. Add a background in engineering and a degree of science to such a vocation and the solutions, with longevity in mind, came over a number of years.
We now have a complete system that encompasses ALL associated floor noises in properties built from the late 1960’s to present day.
It’s not that others can’t solve it. It’s just we went down the rabbit hole the furthest! And survived to bring you a system you can trust!
Why not just screw the chipboard/floorboards down?
If it was that easy, SqueakFix probably wouldn’t exist!
Screws rarely offer a ‘real’ permanent solution. It’s fair to say, very small localized areas may benefit from simply being screwed down. However, over the years we’ve found screws can and often do actually add to the problem.
There’s also an understanding of the noise issues which is important here. It’s rarely just the chipboard/floorboards that cause noise. 99% of the time – as well as the chipboard/floorboards – noise is created by a multitude of things. For example, loose noggins, joist hangers, partition wall base rail fixings, pipes etc. To simply try to screw the chipboard/floorboards down is only to try and fix a fraction of the related issues.
A word of caution
If you’re thinking of trying to add screws yourself or have someone do it for you, be very careful. Under your floors lie many pipes and cables. Although there have been huge advances in electrical safety i.e. With the introduction of RCD’s, you just never know.
Screwing into a water pipe can do a lot of damage to ceiling, woodwork, floors, and décor. Water is also an excellent conductor of electricity!
Screwing into a gas pipe (yes, there will often be one lurking somewhere) can be extremely dangerous and not to say expensive. In the interests of not scaremongering, there seems to be very few cases where screwing into a gas pipe has caused considerable damage/injury. However, it’s extremely easy to unwittingly screw through a copper pipe and not know about it. Merely catching/nicking a gas pipe will allow gas to escape and build up in the floor cavity.
In short, DO NOT play Russian roulette!
Do you install carpets?
In a word, No. We DO uplift carpets and loose lay them back down when the work has been completed. However, as we are not carpet fitters, you would need to arrange this with a local carpet company.
Do you have to lift the carpets?
Yes. The work we do is invasive. We will require full access to the sub-floor (chipboard/floorboards). Please be wary of gimmicky products that say you don’t have to lift the carpet!
Do you offer a guarantee?
Yes, SqueakFix Ltd offers a 10-year guarantee for standard flooring projects and a 2 year guarantee for stairs projects.
Additionally, you will also receive a 2 year Insurance Backed Guarantee (IBG).
Do you have to lift all flooring covering types?
Yes, the work we do is centred around carrying out substantial work to the sub-floor and in the cavity beneath. Ceramic Tiles, Laminates, Real Woods, Sheet Vinyl’s, and Luxury Vinyl Tiles (LVT’s i.e. Amtico, Karndean) all require lifting/removing. Naturally, some of these floor covering types will become damaged in the uplifting process and require full replacement. This is something that should be considered from a cost and upheaval point of view prior to contacting us.
How can I trust SqueakFix?
The problem with noisy floors is many people often don’t appreciate the work that goes into truly and permanently repairing them. Therefore, the sentiment of “simply screw the floors down” or “just do this and that” is common. With that, people tend to then get a local handyman/carpenter to try and repair their noisy floors with what we would class as a sticking plaster (screws, oils, powders, glues etc) – soon realising, that for proper results, more has to be done. By the time people get to us, they are often very much under the incorrect belief that their noisy floor/s can’t be fixed or at the very least are extremely cynical of companies that claim they can. Hence, the problem of trust emerges.
Other people are not as much exhausted by failed attempts at silencing their floors but will make decisions solely based on reviews, which of course is a perfectly normal and acceptable approach. We don’t all know everything, and it’s natural to rely on others for their experiences. However, then another layer of distrust comes in. Can the reviews be trusted? How have they been verified? Who are the people that posted these reviews? I, as the Director (Michael Wesley Farrell), decided many years ago to host our reviews directly on our website. Naively, not realising that people may want more, that being verified reviews. We know they’re verified because we’ve literally been into the reviewers’ homes, but you, a visitor to this website, obviously don’t know that. We will be looking at this over the coming months to see what can be done. One of the challenges we have is making sure our reviewers keep a degree of privacy. Therefore, we only ask them to post their first name and approximate area.
We have now introduced Google reviews into the business to help increase assurance. As reviews on the Google platform grow, we hope that will also help increase your trust in us.
If you’re the type of person that likes to check credentials and legitimacy, then companies house and HMRC are always good places to start. Our companies house registration number is 11757485 and our Vat registration number is 281 2733 08.
Then you could also check our credentials with the Fair Trades (Our membership number 575675), of which we have been a member of for many years. Fair Trades have carried out reference checks, financial checks, had us sign a legally binding charter, and carried out general background legal checks.
These are but a few things you could do personally to find that trust. For us to gain your trust, we need to ‘do’. We understand it takes more than words and a pretty website or video to gain people’s trust. We, as flooring contractors, have to physically show you what we can provide.
There are two more things you could do.
Firstly, meet us. Once you’ve received your quote and if the numbers work for you, get us round and have a face to face meeting. There’s nothing quite like meeting someone in person to gauge how genuine, professional and knowledgeable they are. You will never EVER be pressured into anything by a SqueakFix representative, so to those that have concerns about the hard sell etc, please don’t, that simply is not how we work and you can quote this section of the website should you ever feel like that has happened.
Secondly, have a single room worked on first. This is especially relevant if your entire property is blighted with chronic noisy floor issues. Our work is serious and comes with a lengthy 10 year guarantee. With that, it isn’t particularly cheap. Therefore, before you take the plunge, dip your toes.
